The difficult part of a full renovation is almost never any individual trade. It is the sequencing: getting the electrician in before the plasterer, the plasterer out before the joiner, and the tiler booked for a week that has not slipped. That coordination is most of what you are buying.

The order things have to happen in

Strip out, then any structural work, then first-fix plumbing and electrics, then plastering, then second-fix joinery, then tiling and decoration, then flooring and the final fix. Trades that arrive out of that order either stand around or do work that has to be undone. One trade slipping by three days can push the whole programme by two weeks if nobody is managing it.

Tenement and townhouse realities

In a traditional Glasgow property, expect the unexpected under floors and behind walls: old wiring, lead pipework, previous alterations done without much thought, and lath and plaster that will not survive being disturbed. We would rather build some contingency into the plan than present you with a series of surprises.

Living in it or moving out

If you are staying put, the programme changes. We work room by room, keep a working kitchen and bathroom as long as possible, and seal off what is live. It takes longer overall and it is usually cheaper than renting somewhere for two months. If the property is empty we can run several trades at once and compress the whole thing considerably.
